You may invest personally or through a corporation, partnership, trust or another eligible entity.

2. Complete Verification

Before investing, you will be asked to complete identity verification and the required KYC and AML checks.

You will also need to confirm that you meet the eligibility requirements
for the opportunities available through the platform. The documents required may vary depending on your account type and place of residence.

3. Explore Opportunities

Once your profile is approved, you can review available Creiland Capital-sponsored funds and selected opportunities from third-party real estate sponsors.
Each listing may include:

  • Property and investment overview

  • Sponsor background and track record

  • Investment terms and structure

  • Target returns and distributions

  • Expected investment period

  • Key risks and proposed exit strategy

  • Supporting property and offering documents

4. Review and Invest

Choose an opportunity and carefully review the offering documents before making a decision.

When you are ready to proceed, complete the subscription documents and fund your investment using the instructions provided through the platform.

Where applicable, your ownership may be represented by tokenized limited partnership units or another form of digital security.

5. Stay Informed

Your investor dashboard provides access to important documents and updates throughout the life of your investment.

Depending on the offering, this may include:

  • Project updates

  • Financial reports

  • Distribution notices

  • Tax documents

  • Investor communications

  • Other important disclosures

Private real estate investments are generally long term and may have limited liquidity. Any transfer or redemption rights will depend on the terms of the specific offering.

Tell us about your company, your experience and the real estate opportunity you are looking to fund.
Your initial submission should include:

  • Project location and property type

  • Current stage of the project

  • Total capital required

  • Amount to be raised

  • Proposed use of funds

Opportunities that meet our initial criteria may proceed to formal due diligence.

3. Due Diligence and Structuring

Sponsors moving forward will be asked to provide detailed corporate, financial, legal and property information.
Depending on the opportunity, this may include:

  • Corporate and ownership records

  • Property title or purchase documents

  • Financial models

  • Appraisals and market studies

  • Environmental and engineering reports

5. Manage the Project and Report to Investors

After the capital raise, the sponsor remains responsible for managing the property or project and providing timely, accurate information to investors.

The platform may support:

  • Investor records

  • Financial reports

  • Distribution notices

  • Document delivery

  • Tax documents

  • Material-change reporting

Clear and consistent communication is expected throughout the life of the investment.
